House and Land
Photographs on our home and land packages may depict fixtures, finishes and features not supplied by Gemmill Homes and not included in any pricing specified in the house and land packages. These may include furniture, floor coverings, window treatments and landscaping items, such as planter boxes, retaining walls, water features, pergolas, screens and items such as fencing and outdoor kitchens. Any additional finishes will be charged to the client accordingly. Prices specified may vary and be subject to change once all site works plans are completed and the current market value of the land and other relevant costs are taken into consideration. For detailed home pricing, please talk to a sales consultant. The land component of this package is not owned by Gemmill Homes; we have bee authorised to advertise the land by the owner. At the time of listing the price was correct and the land was still available for sale.
$275 per week
Gemmill Homes may not be the owner of the block of land included in such “House and Land Packages”, and therefore a separate contract for the purchase of the Land is required to be entered into between the buyer and the relevant land developer and is accordingly subject to this occurring. The $255 000 loan package is conditional upon continuation of an existing agreement between Gemmill Homes and the land developer/owner or their agent (if applicable). Estimated weekly repayments are a guide only and are calculated after (amongst other things) the application of the $10,000.00 first home owner’s grant (“FHOG”). Estimated weekly repayments of $296 per week (principal and interest is based on a deposit of 5% and relates to a House and Land package priced at $255,000.00 and financed at the published Westpac Loan interest rate of 3.79%, as current at the time of publication of these Terms, and is subject to change (other terms, fees and interest rates may also apply). A comparison interest rate of 4.85% applies, such comparison interest rate which is current only for the purposes of the examples given herein and may not include all fees and charges (other terms, fees, loan amounts and interest rates may result in a different comparison rate). Any change in interest rates will change the repayments. In addition, the lender’s terms and conditions, fees and charges and normal lending criteria apply. Prices in respect of advertised $275 per week are estimates based upon available blocks of land at time of publication. Photos and illustrations are also for illustration purposes only. Elevations, features, landscaping, retaining walls, fences, lighting, planter boxes, and letterboxes, and other external features, which may be included in the pictures or illustrations may not come standard with the House and Land package purchased, and will be an additional cost. Changes to any house design chosen by the buyer may also affect the purchase price. Prices which include an estimate for site preparation costs and which were included in the package as a provisional sum and are subject to change without notice dependent on the results of any site survey, engineers report and earthworks quotation obtained by the builder. Estimated prices do not include Government stamp duty costs or any other external or third party charges that are payable by the buyer. All offers, products and specifications are subject to change at any time at Gemmill Homes’ absolute discretion. All finance services provided to the buyer by Gemmill Homes are provided by Central Lending Solutions, Australian Credit License 497950. This promotion is not available to buyers that have delayed title lots or are subject to savings plans. Specification is correct at the time of printing but is subject to change at Gemmill Homes’ absolute discretion.
Spend and Save Promotion
Maximum discount to be applied is $3000.
There are six potential saving milestones that can be reached as outlined on the brochure.
This promotion only applied to items put in at pre-start, and excludes structural items. This promotion excludes site works and PS sums.
This promotion is for a limited time and will finish on Sunday 31st March.
Any or all discounts must be made in writing and documented on PPA or by way of variation.
Clients will need to sign an annexure at the time of contract – no retrospective discounts that are not written down will be allowed.
